  • Does it cost anything to take a tour?

    No, tours are completely free. Please contact our leasing office to schedule a tour.

  • How long does it take for an application to be approved?

    Application approval times can vary, but generally, you can expect a response within 48 hours.

  • What are my options for paying my rent?

    Rent can be paid online through the resident portal with manual or automatic payments, or by check to the leasing office.

  • Are there any monthly fees?

    Monthly fees include rent, pet rent, and parking fees. Utilities are not included in the rent.

  • What utilities am I responsible for?

    Residents of 50 West Broadway are responsible for electricity which is provided through Eversource. Residents of 26 West Broadway are responsible for electricity provided by Eversource and gas provided by National Grid.

  • How much is parking?

    We offer unassigned garage parking for $275/month, assigned garage parking for $325/month, assigned tandem parking in the lower garage for $450/month, and assigned parking at 26 West Broadway for $300/month.

  • Am I required to purchase renter's insurance?

    Yes, all residents are required to have a current renter's insurance policy.

  • Does this community offer a bonus if I was referred by one of my friends?

    Yes, we have a resident referral program. Please ask us for our current referral program details.

  • Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?

    We offer a variety of lease terms and sometimes offer discounts for longer terms. While rent cannot be paid for a year in advance, you can set up automatic monthly payments on our resident portal. Please contact our leasing office for current offers.

  • Will I be allowed to sublet my apartment?

    Subletting is not allowed per our lease agreement.

  • What fees will I need to pay if I have to break my lease?

    Residents must provide a 60-day written notice specifying the date by which you will vacate. You must continue to pay rent until that date and also pay a buy-out fee of $3500.

  • What amenities does the property offer?

    Resident lounge/clubhouse, outdoor lounge/courtyard with BBQ grills, outdoor putting green, covered bike storage, 24/7 fitness center, package acceptance, off-street covered parking, rooftop deck at 26 West Broadway.

  • Is parking available?

    Yes, we offer unassigned garage parking for $275/month, assigned garage parking for $325/month, assigned tandem parking in the lower garage for $450/month, and assigned parking at 26 West Broadway for $300/month.

  • Where are the washer and dryer/hookups?

    All of our available apartments have private washers/dryers.

  • What are the fees associated with having pets?

    We do not require a pet deposit. Monthly pet rent is as follows: dogs $60/month cats $35/month.

  • Are there weight or breed restrictions on pets?

    Breed restrictions apply.

  • What appliances are standard?

    All apartments come fitted with a fridge, stove/oven, dishwasher, and washer/dryer.

  • Do you offer furnished apartments?

    Yes, we partner with a furnishing company to offer fully furnished apartments for an additional cost. Please contact our leasing office for availability and pricing.

  • Do you offer Short Term leases?

    Yes, we offer flexible lease terms ranging from 6 to 16 months.

  • If I have a package delivered, will you hold it at the leasing office?

    We offer package acceptance.

  • What are the hours of the fitness center?

    Our fitness center is available 24/7.

  • What type of exercise equipment is available in the gym?

    We offer a variety of equipment that ranges from cardio to strength training.

  • Are there building quiet hours or fees for using communal spaces?

    We ask residents to respect quiet hours from 10 PM to 7 AM. Our resident lounge and central courtyard can be rented out for an additional fee to host your own party.

Application Process

  • How does the application process work?

    It is easy! If you opt for the online application, you will sign the Rental Criteria form and the online application with your personal information (our site is secure). You will then have the option to upload your documents right into the portal (copy of your photo ID and proof of income). The system will then ask for your credit card information for the $350 first months rent deposit. This will not be withdrawn until your application is approved and you are notified as such by us, and this amount gets applied as part of your 1st month's rent. This process also instantly creates an online account for you, so once you are a resident with us, you already have your account for online payments and maintenance service requests! If you prefer a hard copy application, that is fine too! Please contact the Leasing Office to obtain a PDF of the application and Rental Criteria form or visit us in person. We will need a signed Rental Criteria form, completed application, copy of your photo ID and proof of income as well as a payment for the $350 first months rent deposit in certified funds.

Credit Score

  • What if I do not have passing credit?

    There is a determination that is made if your score is just between decline and approval standards. This is called approved with conditions. If this is the case, you will be notified of next steps by the Leasing Office. If your score is below this mark, your application is declined.

  • How do I get to your community?

    We are easily accessible from the Red Line, local buses, commuter rail, and just off I-93 and the Mass Pike (I-90).

  • What's the nearest cross street?

    We are located at the corner of West Broadway and A Street.

Extra Fees

  • What are the extra fees associated with the apartment home?

    All of the amenities and services are included in your rent. Parking and pets, if applicable, are an extra monthly charge.

  • Is there public transportation within close proximity of the buildings?

    Yes, we are located across from the Red Line.

  • What is your community nearby?

    Our community is situated in a vibrant neighborhood with plenty of amenities and attractions nearby. Some notable places include the Seaport District, South Boston Waterfront, Castle Island, Carson Beach, Boston Children's Museum, SoWa, the Institute of Contemporary Art, and a diverse selection of dining and shopping options.

  • How far away is the nearest dog park?

    The closest dog park is The Underground Dog Park and is just a short distance away. The A Street Park is also right down the street and offers open green space.

  • Are there bike trails nearby?

    Yes, there are several trails near our community. The Boston Harborwalk offers a scenic route along the waterfront, providing views of the harbor, parks, and historical sites. The South Bay Harbor Trail connects the South Boston Waterfront to the Neponset River Reservation. Castle Island Loop, while not a designated bike trail, is popular for walking, running, and cycling. The loop provides views of Boston Harbor and passes by historic Fort Independence.

  • What's the name of the nearest coffee shop and how far is it from the property?

    We are next to Dunkin Donuts and across the street from Starbucks. Tatte Bakery & Cafe is minutes away and local coffee shop Olga's is right down the street.

Maintenance

  • What will you do to prepare my apartment before I move in?

    Our professional cleaning and maintenance team will ensure your apartment is in top condition, with all appliances checked and working, fresh paint, and a thorough cleaning.

  • Do you have on-site maintenance?

    Yes, we have a dedicated on-site maintenance team available Monday through Friday for regular issues and a 24/7 maintenance line for emergencies.

  • An item in my apartment needs repair. How do I get help?

    You can submit a maintenance request through our resident portal or contact our leasing office directly. We aim to address all requests within 48 hours and we will keep you informed if this will take longer than that.

  • How are maintenance issues handled?

    Maintenance requests are prioritized based on urgency. We aim to address all requests within 48 hours.

  • Do I have to be present for a service technician to perform work?

    It's up to you. You can choose to be present or provide us with permission to enter your apartment in your absence. We will leave a note informing you that we were there and the work that was done.

  • What happens if I am locked out?

    If you're locked out during office hours, stop by the leasing office. After hours, call our emergency maintenance line.

  • Am I allowed to decorate the apartment without penalty?

    Yes, we encourage you to make your apartment your own. Mounting items on the wall is allowed. However, we ask that you avoid making any permanent alterations or damage.

Move-in Cost

  • What is the move in cost?

    After approval we ask for the move in costs within 72 hours in certified funds (bank check and money orders). This cost will include your prorated first months rent (you can move in any day of the month!), a key and lock fee, prorated extra fees (parking and/or pet) if applicable, and the security deposit (with approved credit). Your $350 first months rent deposit given at time of application will be deducted from this total.

Pet Policy

  • Are you pet friendly?

    We allow up to 2 pets per apartment, breed restrictions apply. Restricted breeds include: Akita, Alaskan Malamute, Bull Mastiff, Chow, Doberman Pinscher, German Shepherd, Great Dane, Belgian Shepherd Malinois/Malamute, Caucasian Shepherd, Husky, Pit Bull Terrier, Rhodesian Ridgeback, Rottweiler, St. Bernard, Staffordshire Bull Terrier (American Staffordshire Terrier), Wolf Hybrid. There is a pet addendum included in our lease agreement that must be understood and signed.

Qualifying Standards

  • What are the qualifying standards for application approval?

    We perform a credit check through a rental risk assessment system, criminal background check as well as a sex offender check. All must meet our passing standards for approval.

Rent Payment

  • How can I pay rent every month?

    Rent is due on the 1st of the month, every month. We offer recurring online payments that you can set up on the online portal by bank account or credit card as well as one-time payments so you can have the freedom to pay however you would like month to month. You can also pay by personal check, bank check, or money order in person by dropping it off at the Leasing Center.

Utilities

  • Are utilities included?

    At 50 West Broadway, gas, water, sewer, trash, and recycling are included. At 26 West Broadway, water, sewer, trash, and recycling are included. Electric at both properties and gas at 26 West Broadway are separate and are based on personal usage.
